Why aluminum instead of steel out here?

On a saltwater island, salt is the enemy. Aluminum doesn't rust the way steel can when the coating is ever scratched or cut, which is why marine-grade aluminum is the smart default for oceanfront and canal-front homes in the Keys. We still install premium coated-steel standing seam where it makes sense further from the water — but on the salt line, aluminum earns its keep.

Can a metal roof really survive a direct hurricane hit?

A properly installed metal roof is one of the most wind-resistant systems you can put on a home. We build to Monroe County wind code — among the highest design wind speeds in the country, up to roughly 180 mph — with tested fastening, uplift resistance, and approved underlayment. The whole assembly is engineered to stay on when the Keys take a direct hit.

My house is on stilts in a flood zone. Does that change the roof?

The flood zone mostly affects the structure below, but elevated and stilt homes catch more wind, so the roof's uplift detailing matters even more. We've roofed plenty of elevated and FEMA-flood-zone homes in the Keys and detail the edges, fasteners, and underlayment for that extra exposure.

Do you handle the Monroe County permits?

Yes. We pull all required Monroe County permits and schedule the inspections. Keys roofing has strict wind-code requirements and product-approval documentation — we handle that paperwork so you don't have to deal with the county.

I rent my place out — can you work around guests?

Absolutely. A lot of what we roof is vacation rentals and second homes, and we're used to coordinating around bookings and absentee owners.
